Undertaking Landlord Inventory Can Be Really Boring


Taking landlord inventory is probably one of the most boring aspects of being a managing agent. Certainly, there are many professions which have aspects which are tiresome and boring, but that doesn’t make you feel any better when you have to undertake an inventory yourself. Furthermore, you have to do it quite often, and of course, very often in the same property that you only just did an inventory in three months ago! That’s because tenants do have this awkward habit of moving out.

Furthermore, taking inventory is apart of the job that doesn’t actually directly earn you anything. Showing a possible tenant around a property has the potential to earn you income but taking inventory doesn’t. It is also extremely tedious walking around with a notebook, and if the property is empty trying to find something to put it on in order to write your notes, or else trying to do it in your hand.

Inventories Are A Pain



When you are a managing agent, what is one of the worst things about the whole business? Hands up all those who groaned “inventory”. It most certainly is. It takes time, and you really aren’t earning anything while you are doing it. In fact, while it is part and parcel of the job, you are actually losing money taking inventories.

You walk around the property going from room to room. You have to check everything, writing your notes as you go, and making certain that you don’t miss anything. You also have to check the loft, the basement - if there is one – the garden gate, the fence, and whatever else there happens to be in the property.

Then you have to go back to the office with your notes, sit down at your keyboard, and type them all up for the record, and you are still not earning anything. What a way to make a living! Or, then again, perhaps not!

But suppose you could do that ten times faster and without all the notetaking? The fact is that you can. You can get property inventory software that you can download on to your mobile and it will save you a considerable amount of time.

How does it work? It really couldn’t be simpler. You can use it in one of two ways, whichever suits your preference. One is in text mode which you use by typing up your notes as you walk from one room to another. This is fine if you are one of those many people who can use a mobile by typing with their thumbs. When you have finished the inventory you simply upload it to the server, and it is in your portal a few minutes later.

The other property inventory software method is audio, which many people find even simpler. You just dictate to the app in your mobile as you go. Then you upload it, and when you get back to the office you can either type it up yourself, or the company will do it for you. What could be easier than that?
